Assessment
Our purpose is to determine the amount a property would sell for. We are required to assign the market value of all properties as of January 2 each year.
Because of this, your assessed value may differ from the price you originally paid.

Factors
Your property is assessed based on a variety of factors.
Real estate sales, market, and values
The current real estate market influences the assessed value of all types of property.
We look at how prices increase, decrease or stay the same.
We compare sales prices of similar properties.
Commercial, industrial and apartment property prices are affected by a more complex set of factors than residential property.

Use and condition
The condition, use and any improvements affect the assessed value.
Classification
Classification is based on how a property is used and helps determine tax rate.
Classifications include:
- Residential
- Agricultural
- Apartment
- Commercial
- Industrial
- Utility
For income-producing properties we also look at market rents, vacancy rates, and capitalization rates.
How to appeal your assessment
Valuation notices are sent in March.
You can appeal your assessed value or classification if you don't agree with it.

Informal appeal options
These options happen in April and May.
Call your assessor
- The assessor can explain the details of valuation and classification.
- The phone number is on your valuation notice.
Attend an open book discussion
- Some cities hold these for further discussion with your local assessor.
- If this is an option for you, information is on your valuation notice.
Formal appeal options
For concerns not answered by your assessor, there are 2 formal options available.
The formal options happen in May and June.
Option 1 - Boards of appeal and equalization
You may send a letter, or you or your authorized representative may appear in person.
Step 1 - Local board of appeal and equalization
If your city doesn't hold a local board meeting, you may appeal directly to the county board of appeal and equalization.
Step 2 - County board of appeal and equalization
This meeting is in mid-June.

Key assessment dates
January 2: County assessor sets market values and classifications for next year.
March–April: Valuation notices get mailed to taxpayers.
April–May: Time frame to discuss or appeal valuation or classification.
Mid-June: County board of appeal and equalization convenes.
Spring–Fall: Assessors inspect property for next assessment.
